Bali Estate Manager (baliestatemanager.com) is a professional villa and estate management service for foreign and absentee property owners in Bali. We publish guidance to help owners and investors make informed decisions, and we provide management services through the correct local entities. The following standards govern everything we publish and do.

Fees and returns are transparent — and never guaranteed

We state our commission basis (whether a fee is calculated on gross rental revenue or net profit), any monthly admin or retainer fee, any onboarding fee, and any margin on third-party services or contractor invoices. Every management fee, yield, ADR (average daily rate) and occupancy figure we publish is an indicative range, last verified mid-2026, intended for planning. We never guarantee returns: actual performance depends on your villa, its design and licensing, marketing, reviews, exchange rates, flight capacity and regulatory enforcement, and net income is always lower than gross after costs, taxes and fees. Final terms are set in a written proposal.

Legal information — not legal advice

Indonesian property law restricts foreign ownership: freehold (Hak Milik) is for Indonesian citizens only, while foreigners typically use leasehold (Hak Sewa), Hak Pakai, or a PT PMA. Nominee structures (where a local holds title on a foreigner’s behalf) are legally vulnerable and can be deemed void; we never recommend or arrange them. Everything we publish about ownership structures, zoning, and licensing (NIB/KBLI, Pondok/Rumah Wisata, the 2026 OTA verification rules) is general information, not legal advice — verify your situation with a licensed Indonesian notaris and lawyer.

Tax information — not tax advice

Information about rental income tax (PPh), land and building tax (PBB), and the accommodation tax (commonly ~11%) is general and educational, not tax advice. Tax outcomes depend heavily on your ownership structure and current regulations, which change. Verify with a qualified Indonesian tax consultant; we can coordinate reporting through the appropriate registered entity.

Licensed, compliant operations

We operate via a local PT/CV that holds the correct KBLI and NIB, and we liaise on licensing (Pondok/Rumah Wisata) and tax reporting so that listings remain compliant under the tightening rules, including the 2026 OTA verification requirements. We present these rules accurately, not as a scare tactic.

How we are paid

We are paid by the owners we manage for, through transparent management fees disclosed in the proposal. Any margin we earn on third-party services is disclosed. Our published guidance is not influenced by these arrangements.
